Engineering, Procurement, and Construction
Engineering, Procurement, and Construction, or EPC is a prominent form of contracting agreement in our industry.
We, as the EPC contractor, will carry out the detailed engineering design of the project, procure all the equipment and materials necessary, and then construct it; delivering a functioning facility, or asset, to our Clients. This is sometimes referred to as a turnkey operation.
This type of arrangement, as we have to execute and deliver the project, which we designed, within an agreed time and budget, places the risk for meeting the agreed schedule and keeping within budget on us.
EPCM, or Engineering, Procurement, Construction Management, is similar to EPC but we are not directly involved in the construction but are responsible for administering the construction contract on our Clients' behalf.
As the EPC normally follows the basic engineering design production, which we can also deliver for our Clients, it is common for us to be offered a Project Management Consultancy, or PMC, role.
When time is of the essence in starting a Client project, we can undertake work on a direct reimbursable basis to commence quickly, followed by conversion to EPC once sufficient time and resources can be allocated to quantifying and pricing the full scope.
The most common method of doing this, an Open Book Estimate, means that we work with our Client to assess what the total scope of works for delivering the project will be, and then work together to agree the scope and price for completing the project whilst the initial work is being undertaken,

Consulting Services
Consulting Services: We offer support to our Clients' project development by providing consulting services from the initial stages of business planning and project development through to tendering. dcc can provide advice on the environmental impact of any planned development as well as provide support on the planned physical development in all its complex stages.
Strategic planning
Large-scale developments have complex requirements, opportunities, and risks. Successful masterplanning identifies how to optimise development value, responds to particular cultural challenges, and provides a framework to deliver long-term objectives.
Development Planning
Our planning team works in partnership with the architectural team on all commissions to ensure that comprehensive and relevant consultation documents are produced in support of all applications to development control authorities. We understand the need to produce illustrated Design and Access Statements that properly respond to planning policy and get noticed.
Development Management
Once we have determined the optimal land use distribution for all developments, we create a three-dimensional GIS model of the proposed development. This model is used to conduct a site wide development analysis.
The Plot Analysis feeds data to the cost control team who generate a high-level cost plan. The high-level cost plan is then refined into a full development appraisal to prove the economic viability of the development.
The development appraisal is used to optimise the development returns.
